169 Wyse Road is in Trouble

Two Floors Too High

There is an interesting staff report going to Regional Council this week regarding the development at 169 Wyse Road. The approved building permit is for a 9-storey / 97-unit building with a mechanical penthouse. The built development as it is now is a 11-storey / 117-unit building with a mechanical penthouse. Option 1 before council is to allow for the exemption and accept the non-compliant building as is with the conditions of having 4 affordable units added to the building for 10 years. Option 2 is to force the developer to deconstruct the top floors to bring it in-line with the Land-Use Bylaw requirements.

    The bigger question here is what were the footings and foundations designed for? Nine stories or eleven stories. There could be more serious problems than 2 extra floors.

    The developer added 20 units illegally. Th3y should have a choice – remove the 2 stories or add 20 units of mixed sizes to the “affordable” priced category.
